How to Use the Land Transfer Tax Calculator

Land Transfer Tax Basics in Canada

  • Ontario (ON): Graduated LTT; first-time buyer refund up to $4,000. Toronto adds a municipal LTT with its own brackets and an extra refund up to $4,475.
  • British Columbia (BC): 1% / 2% / 3% PTT, plus a further 2% on the residential portion over $3M. Separate foreign-buyer additional tax may apply in certain areas.
  • Québec (QC): Municipal “welcome tax” (transfer duties). Brackets vary by city; Montréal has higher top tiers.
  • Manitoba (MB): Graduated LTT with 0% on the first $30k, then 0.5%, 1.0%, 1.5%, and 2.0% above $200k.
  • Nova Scotia (NS): Municipal Deed Transfer Tax (rate set by each municipality). Since 2025, a 10% provincial deed transfer tax can apply to some non-resident purchases.
  • New Brunswick (NB) & PEI: Generally 1% of the greater of purchase price or assessed value (PEI has FTHB exemption conditions).
  • Alberta (AB): No LTT. You pay Land Titles & mortgage registration fees (base $50 + $5 per $5,000 of value each, since Oct 20, 2024).
  • Saskatchewan (SK): No LTT. Land titles transfer fee applies (small fixed fee at low values; percentage above a threshold—varies by schedule).
  • Newfoundland & Labrador (NL): No LTT. Deed/mortgage registration fees, typically including a percentage on the mortgage amount.

Land Transfer Tax FAQs (Canada)

Do first-time buyers pay LTT in Ontario?
Ontario provides a refund up to $4,000 of provincial LTT for eligible first-time buyers. Toronto offers up to $4,475 on its municipal LTT. Eligibility rules apply.
How is Toronto’s Municipal LTT calculated?
Toronto’s MLTT mirrors ON’s base tiers and adds graduated higher tiers above $3M for 1–2 unit residences, on top of provincial LTT.
What is BC’s “further 2% over $3M”?
BC levies a further 2% on the residential portion of the property value above $3,000,000, in addition to 1%/2%/3% general PTT.
In NB and PEI, why do I see an “Assessed Value” field?
Their rules charge 1% of the greater of purchase price or assessed value, so we allow you to enter an assessed value if known.
What about NS non-resident taxes?
Nova Scotia added a 10% Provincial Deed Transfer Tax on certain residential purchases by non-residents (separate from the municipal DTT). Exemptions and details vary.
Does Alberta have land transfer tax?
No. AB charges registration fees for title transfer and mortgage: $50 base + $5 per $5,000 of value (each).
Québec duties look different—why?
Québec’s transfer duties are municipal. Rates and thresholds differ by city; Montréal has additional higher tiers.
